Editing text causes the file to turn blank, leading to potential data loss

Describe the Bug

When editing a text file inside a VPK, after saving changes and clicking off and back on to the file, it will be blank. Might only happen with specific VPKs.

To Reproduce

To reproduce exactly what I did:

1. Open portal2/pak01_dir.vpk
2. Search for assembl
3. Edit materials/models/player/coop_bots/assembly_machine_blue.vmt
4. Save the edit (into memory, NOT saving the entire VPK to disk)
5. Click on another file then click back to the file you edited
